Why should you use an MLS?

An MLS, or multiple listing service, is an online service that aggregates all the information about listings in a particula r area, from multiple brokerages and agents. Instead of having to go to each agent’s office to see their listings, agents can see all of them in one place. They also have the ability to see data on large trends and search for properties easily. That’s great for agents, but why should you use an MLS?

Exposure

It’s important for your property to be in the MLS system in order to maximize exposure. While there’s a chance someone will see your property from the street or from another form of marketing, a lot of buyers already know what they want, and so their agents search for properties that fit this criteria in the MLS. An MLS listing usually includes a lot of information and pictures of your home, so potential buyers can have an idea of whether or not they like it before they even go in. This helps make sure the people you’re showing it to are serious buyers.

Online

Online exposure is also important outside of just the MLS. Sites like Zillow, Trulia, and Realtor.com are another way for buyers to find your home. Many MLS systems automatically send listing information to these sites, so you know your home will be marketed far and wide. This way, you can ensure that any agent or buyer, wherever they look, can find your home. Far from eclipsing the MLS, these other sites have made it more useful for selling your home.

Privacy

Some people may be concerned about privacy, having their home online. However, this is not really an issue. The MLS does not usually have any identifying information about homes that is not already available to agents through a tax record search. Additionally, agents do not put up owner information without consent, and it’s not usually necessary anyway. The only contact information on the MLS and other online listings will generally be that of your agent. Sites like Zillow and Trulia also do not include whether the property is vacant or not, so even if you’re not living in the home, you don’t have to worry about it.

Agents

Because certified real estate agents are the only ones with full access to the MLS, it’s important to have one to assist you in selling your home. Additionally, not all agents will do the same work, even within the MLS. A good agent will take the time to put in vivid descriptions and pictures of your home. It’s also important to note that only local agents will usually have access to the local MLS. As different cities and counties often use different MLS sites, you want to make sure your home is being placed in the MLS appropriate for its location.
